Headwaters Wins Gold Nugget Grand Award for Best Community Land Plan

Judges Bestow Top Honor to Masterplan’s Preservation-Focused Design

SAN FRANCISCO, Calif.Headwaters, the premiere residential community in Dripping Springs, Texas, has won the prestigious Grand Award at the 56th Annual Gold Nugget Awards in San Francisco. Set in scenic Texas Hill Country just west of Austin, Headwaters took top honors for Best Community Land Plan, including its enlightened approach to preserving resources and views. Held May 31, the Gold Nugget Awards showcased the leading trends in design, planning and building. It is open to builders, developers, architects, and land planners with communities and projects across the United States and internationally.

Headwaters is developed by Freehold Communities, creator of vital masterplanned communities nationwide. Sharing the Grand Award for their work on Headwaters are architect/designer and interior designer MAI Marsh & Associates, Inc.; and land planner RVi Planning.

The recognition marks the 16th regional and national award for the new community. Headwaters also recently won the Honor Award from Texas American Society of Landscape Architects, and was nominated for Best Masterplan by Austin Business Journal Residential Real Estate Awards.

Freehold Communities also won six Awards of Merit from PCBC for four new communities in five categories, including Headwaters which received the Award of Merit for Masterplan Community of the Year.

Winning Project Description

Headwaters submitted the below statement for the judges to consider:

Headwaters employs an enlightened, preservation-development approach to land that is rich in history and scenery in the heart of Texas Hill Country. Working with the original owners and the surrounding community, Headwaters designers carefully crafted the community to preserve the natural landscape, protect the Barton Creek watershed and provide for the well-being of the people who call it home. The plan preserves over 1,000 acres for parks and open space, with eight miles of trails. HW Central (the amenity center), offers an abundance of options for residents, including a resort-style, split-level pool with waterfall, state-of-the-art fitness center, Wi-Fi café, and outdoor socializing. The land plan allows each home back-up to open space, while preserving the hilltops for magnificent views and natural contours. It also strictly limits impervious cover so that rainwater is absorbed into the soil and vegetation. Headwaters limited the homes built to 1,000. Forward-thinking Design Guidelines encourage the use of native species and home designs that respect the history and natural resources of the property.
