Dripping Springs ISD Acquires Site within Headwaters Community
Freehold Communities, developer of Vital Communities nationwide, has announced the transfer of approximately 64 acres to the Dripping Springs Independent School District (DSISD) to serve as the location for future schools. The land, located on the western border of Headwaters, Freehold’s premier residential community in Dripping Springs, can accommodate a new elementary and middle school.
“New schools within a highly rated district will greatly benefit our current and future residents and Dripping Springs as a whole.” stated Matt D. Matthews, Freehold Division President, Texas. “We were pleased to be able to incorporate the school site into the land plan while maintaining 1,000 acres of open space throughout Headwaters.”
The Headwaters master plan employs an enlightened, preservation-development approach. Designers crafted the community to preserve the natural landscape, protect the Barton Creek watershed and provide for the well-being of the people who call it home. The plan preserves over 1,000 acres for parks and open space, with miles of trails. HW Central (the amenity center), offers an abundance of options for residents, including a resort-style, split-level pool with waterfall, state-of-the-art fitness center, Wi-Fi café, and outdoor socializing. The land plan allows each home to back-up to open space, while preserving the hilltops for magnificent views and natural contours. It also strictly limits impervious cover so that rainwater is absorbed into the soil and vegetation. Forward-thinking design guidelines encourage the use of native species and home designs that respect the history and natural resources of the property.
Boasting 1,000 unique homesites, Headwaters harmonizes unique community amenities with its beautiful natural setting. The Hub coffee bar and co-working space, for example, offers inspiring Texas Hill Country vistas. The vast open spaces and parks incorporate the structures of the original ranch building found on the property.
This area includes Headwaters’ unique Star-Gazing Amphitheater – part of its Homestead Park – one of the most distinctive amenities of a masterplanned community anywhere in the United States. Perched atop a protected hilltop in the center of the community are the remnants of the original ranch home the Townes family built in the last century. It has been partially deconstructed, revealing classic stone masonry no longer seen today.
Headwaters recently won the prestigious Grand Award at the 56th Annual Gold Nugget Awards in San Francisco for Best Community Land Plan. The recognition marked the 16th regional and national award for the new community. Headwaters also recently won the Honor Award from Texas American Society of Landscape Architects and was nominated for Best Masterplan by Austin Business Journal Residential Real Estate Awards. Headwaters is a finalist for nine awards, including Masterplanned Community of the Year, at the upcoming 2020 MAX Awards presented by the Home Builders Association of Greater Austin.
